The gate had dropped nearly two inches at the latch side, dragging a half-moon groove into the gravel drive. The hinge post had started leaning because the original concrete footer was only poured 18 inches deep, and Parker County’s clay soil expands and contracts hard enough to work it loose. We pulled the gate, set a new post in a 36-inch concrete footer with a steel core, re-hung the gate, and adjusted the hinges until the latch cleared by half an inch. The arm moved about six inches and stopped. When we opened the control box, the limit switch was set 12 degrees past travel, which meant the board kept cycling the motor against its own stop until it burned the capacitor. We replaced the motor, reset both limit switches to match the actual gate travel, and installed a new photo-eye that had been misaligned by roughly two inches since the gate was installed. The before photo shows the scorched capacitor and the control board error light. The after photo shows the gate opening smooth to the full 90 degrees with the photo-eye beam verified and the new limit positions written on the wiring diagram left with the homeowner.

The property had a manual gate a hundred yards from the house. Every delivery, every guest, every vet visit meant someone walking or driving down to hand-crank it open.
